Realty 178, in most cases, does not make the final decision on who is selected to rent a particular property. While the list below is a generalization of what Realty 178 requires to rent a unit, each owner also has their own requirements that may be more stringent or lenient.  

Generally, the minimum requirements to rent one of our units are:

  • Application for each adult that will be on the lease
  • Credit, background, rental, and criminal check ($30.00)
  • Minimum credit score of 600 
  • Rent Verification (Realty 178 will contact previous landlords for the past 2 years)
  • Gross income of three (3) times the monthly rent
  • Proof of Income ( 2 months of paystubs or offer letter)
  • No Evictions in the past 5 years
  • No Collections (other than Medical)
  • Renters Insurance
  • Pet Insurance (if applicable) 

Upon receipt of all applicable documentation, Realty 178 will run applicable checks (Credit, background, rental, and criminal) and then all information will be forwarded to the property owner for review and final decision.  Please allow 3 - 5 business days for processing.
